Construction Project Manager - Wilmington Home Office

Position Reports To: 
Senior VP of Construction
Full-time/Part-time:

Responsibilities: 
• Oversee project from conception through final completion / close-out. • Prepare conceptual, preliminary, and final project budgets in unison with other Construction and Development team members. • Assist with estimate preparation; perform accurate take-offs, solicit, and evaluate bids. • Award & prepare subcontract agreements and purchase orders for labor, material, and equipment needed for the project. • Review & evaluate project submittals to ensure accuracy and compliance. • Responsible for obtaining building permits and ability to follow all local, state and municipal regulations and guidelines as it pertains to each project. • Knowledge of OSHA and safety regulations. • Monitor compliance, safety and quality of construction (QA/QI). • Prepare and manage the construction progress schedule to ensure deadlines will be met. • Supervise the work of superintendents to achieve quality workmanship that conforms to plans and specifications. • Lead, in partnership with Developer, onsite progress and draw meetings for project lenders and stakeholders. • Prepare monthly pay applications and submit requests for owner change orders and all associated documentation. • Additional responsibilities as assigned by the Sr. Vice President of Construction.
Qualifications: 
• Minimum of (3) years construction project management / estimating experience • Proven construction experience in a supervisory capacity • Ability to travel as necessary • Knowledge of MS Office Suite • Familiarity with construction/ project management software (Procore) • Obtain OSHA 30 training certificate within (60) days of hire • Obtain Contractor Training Program Certification (formally Blue Card course) from DNREC within (30) days of hire • Strong writing and communication skills • Preference for Bachelors degree in building construction, construction management, civil engineering, or architecture (not required)
