Responsibilities:
* Ensure all fire, life safety, and other safety procedures are followed, and all fire systems (if equipped) are in working order
* Quality unit turnover, building systems, building exteriors, building interiors
* Charged with directing the enhancement of curb appeal, exterior lighting is in working condition and all safety measures are taken with the exterior sidewalks, stairs, and handrails
* Responsible at all times for the positive and prompt response to Regional Managers, Property Managers, Maintenance Technicians on any maintenance related issues, contacted services, safety concerns and any other property issues to assure the problems are being addressed appropriately and promptly to the mutual benefit of the property and tenant
* Responsible for the selection preventative maintenance contracts, vendors negotiations of services agreements. Also responsible for the monitoring of all vendors performance to assure full compliance with all standards established within the agreements. Will train Maintenance Supervisors / Maintenance Staff how to screen vendors and how to understand service agreements to assure the property is receiving the full service
* Assist in the development and administration of property operation plans and shall be responsible for the collection, analysis and reporting of repairs data as may be required to provide accurate and current assessment of the property
* Ongoing communications with Director of Property Management, Director of Maintenance and Facilities and Chief Operating officer
* Assist with hiring maintenance staff and developing hands on training to further improve maintenance skills. Developed and implement a daily REAC maintenance program so that the maintenance and properties are maintained and prepared for any local, state or federal inspections
* Responsible for the implementation and supervision of any capital improvement projects over 10,000. Develop scopes and monitor the bidding process, schedules and payments. Assist with capital projects under 10,000 review proposals, schedules and any requirements needed for payment
* Participate in continuing education programs and in-house meetings and trainings sessions in collaboration with the Maintenance and Facilities Director
* Maintain a positive image, the property, the company, and the client at all times in the community. They will participate in outside or in house activities, meetings, organizations, regulatory agencies, etc
* Expected to implement, control and become thoroughly conversant with, and knowledgeable of (but not limited to), the following aspects of
• Contract Service Administration
• Remodeling of Communities
• Engineering and preventive Maintenance
• Project Related Budgeting
• Maintenance Activity Reports
• Emergency Procedures
• Policy Manual and Administration
• Partner and Owner Representative Relations
• Vendor Insurance
• Onsite Training
• All Applicable Municipal, State and Federal Codes and Regulations
Qualifications:
* 7 years proven, effective Maintenance and Facilities Management experience
* Undergraduate degree or related work experience in lieu of education
* Strong oral and written communication skills including the ability to communicate with all levels of the organization and the public.
* Strong organizational skills including the ability to set priorities and meet deadlines.
* Computer proficiency including MS Word, Excel, and Outlook
* General bookkeeping, AP/AR knowledge helpful
* Must have a proven track record of developing an excellent on-site grounds management team
* Requires a valid driver’s license and the ability to travel to multiple properties
